What is guaranteed Rent?

Guaranteed rent is where an individual or company takes an interest in a property for a period of time from a landlord and guarantees to pay a fixed rent to the landlord. The ‘renter’ (company) becomes the ‘tenant’ and is liable for the rent. Leases are made up of a minimum of 1 year to 5 years and can often be longer if the landlord requires.

 

How soon can I get paid?

The landlord can have their rent in the account within 48 hours of contacting us and we can pay you up to 3 Months advance rent. Landlord will receive payments on a set day each month and will receive rent agreed on the initial valuation.

What about the maintenance and condition of property after the lease has expired?

We take care of the maintenance and fix any minor repairs. Major repairs will be reported to the landlord. You will receive the property in the same condition as it was given (minus any wear and tear of course). We treat every property we manage as if it our own.


What properties and areas do you cover?

We manage properties throughout London and surrounding areas. Properties of all types and sizes are required, whether you have and 1 bed flat or a 5-bed house we will be happy to manage it for you.


If I let my property unfurnished, do I still need to supply and white goods?

Whether the landlord wants to let the property furnished or unfurnished, landlord will still be required to supply the following white good items; Cooking facilities, Fridge Freezer, window restrictors, window coverings and washing machine.


Who is responsible for utility bills and council tax?

All utility bills and council tax will be transferred to the tenants by us. During the term of the contract, the tenant will be liable for all utility bills and Council Tax.


Who do the tenants call to report an issue?

We liaise directly with the tenant, all issues will be noted and dealt with by our staff. We have a 24hr line for tenants to call.
